The building layout will provide dynamic spaces for a collaborative work environment, access to support areas, multi-function spaces, learning/lecture spaces and an open layout to facilitate growth and change. The building will have multiple points of egress to the parking and outdoor areas immediately to the north of the building along with an elevator for accessibility between levels.
The building materials being used include large amounts of glass offset by architectural precast concrete wall panels using colored concrete and granite aggregates. Accent areas will use prefinished composite metal panels to further emphasize the use of contemporary materials. Large clerestory window areas run down the center of each wing and in the center rotunda space to bring natural light into the center sections of the building achieving daylighting.
A conventional structural steel building frame will be supported on conventional spread footings and a concrete slab on grade at the main level. Second level floor shall consist of a concrete topping on metal deck and steel joist construction. Roof construction will be steel joist construction with metal deck, R-22 minimum roof insulation, and a white TPO roof membrane with a high solar reflective index.
The building will be served be a 2500 amp electrical service and an emergency generator will provide backup for critical systems. The HVAC systems shall be a zone controlled VVT system, and the build shall be completed protected by an automatic fire sprinkler system complying with NFPA-13 and the 2006 IBC.
The overall site layout is designed to take advantage of the natural setting of adjacent wetlands and a city park. Parking areas are to the south side of the building along with the majority of the stormwater treatment basins, leaving the north side isolated from building and site functional mechanics.
An exterior patio is provided with trail connections to the city park.
Surface parking is provided for all of the 481 parking stalls provided, which includes proof of parking and handicap accessible parking spaces. Large landscape islands and a boulevard entering the site directing traffic towards the main entry and focal point of the building, will be landscaped with a mixture of deciduous, coniferous, and ornamental trees – a percentage of the trees will be oversized (mature plantings). All landscaped areas will be equipped with an underground irrigation system. Stats - 110,580 sq. ft.
